For those looking for a little more adventure, as well as the easy access to Coniston Water from our private shoreline and all the water sports that affords, there are also all the attractions and activities the Lake District has to offer. Visitor attractions, historic houses and traditional Lakeland villages are all within easy reach and there is plenty of walking and cycling from the doorstep. A short ride along the country lanes brings you to the Western edge of the renowned Grizedale Forest trails, meaning you can leave the car behind. Coniston village is just over a mile away and offers a range of outdoor activity providers, shops, pubs and cafes. The Boating Centre is a great place from which to hire boats, take boat trips on the famous Gondola (a Victorian steam yacht) and launches, or just simply feed the ducks and enjoy an ice cream.
Whilst the location of this property is inimitable, the house itself is also superb with the main reception rooms offering those same incomparable lake and mountain views. From the private driveway, you step into an oval entrance hall. The door straight ahead opens into the beautiful, expansive sitting room. Light cascades in through the vast window which frames the spectacular view. A tasteful and restful room, there is a TV and an open fire for cosy evenings in. With comfortable sofas and enough room for everyone, it’s the perfect room to gather and enjoy some quality time. To the right from the main entrance is a second hallway from which you will find the impressive dining room and the fine, original staircase, sweeping its way up to the first floor. The dining room is grand, with its large table and plenty of space for everyone to eat and socialise together. Again, an open fire and magnificent views make this room feel luxurious. To the south side of the house is the spacious kitchen which features an oil-fired AGA at its heart and an island along with all the appliances and equipment you’ll need to make cooking a joy. A breakfast table sits in front of the large window with its mesmerising view of the lake and there’s also a breakfast bar so the chef can have company in the kitchen. From the kitchen there is also a utility room with lots of storage as well as a washing machine, tumble dryer and a fridge/freezer. Also from the kitchen is a door to the porch/cloakroom, where you will find the downstairs WC, which in turn leads to the yard and gardens on the lake side of the house. From the kitchen, there is also a small lobby with a second staircase leading to the first floor.
The upstairs rooms are also beautifully finished. Heading up the main staircase, you’ll find three lovely bedrooms - a lovely king-size room with a compact en-suite shower room, the elegant master king-size bedroom with its breathtaking lake view and a gorgeous twin room. A very large shower room with a huge walk-in shower, double washbasin unit and WC is directly accessed from both the master and the twin bedroom. Taking the kitchen staircase, you’ll find a fabulous fourth bedroom – a king-size - with its own en-suite WC and washbasin. There is a second large bathroom with a luxurious double-ended Victoria and Albert bath, a walk-in shower, washbasin, toilet and bidet. In addition two narrow staircases lead either side from the landing to two pretty twin bedrooms where characterful sloping ceilings make them ideal children's rooms.
Outside, the property is equally impressive and there is lots to explore. The large terrace and sloping lawn enjoy that panoramic lake and mountain view and the mature gardens and shrubbery make it easy to find a private spot to admire the beautiful surroundings. There’s plenty of outdoor dining furniture and a large charcoal BBQ to make the most of eating al fresco in warmer months. From the large garden and through a gate, you’ll find the pathway that crosses the meadow to the waters’ edge. The estate’s private lake shore area is the real cherry on the top of this property cake (only shared with the few other properties on the estate) and is ideal for picnics, swimming and fishing for tiddlers. If you want to bring your own sailing boat, there are even jetties to tie up to.
