Nestled in a peaceful Exmoor valley, this spacious and well-appointed farmhouse wing has everything you will need for a wonderful holiday with extended family or friends. Surrounded by beautiful Exmoor countryside, this cottage is an excellent base for walkers with an abundance of footpaths close by. The cottage owners’ riding stables are in an adjacent property and offer riders for all ages and abilities to experience Exmoor on horseback. A is home to historic smugglers' coves, quiet sandy beaches and quaint fishing ports. Further afield, 10-mile drive brings you to the spectacular coastline around the picturesque twin villages of Lynton and Lynmouth with their unique Victorian-era water-powered cliff railway, delightful harbour, pretty houses and selection of lovely cafes and pubs. The nearby coastline the sweeping golden sands of Woolacombe Beach (11 miles) are a surfers’ paradise and make for a fabulous family day trip.

Well-appointed and attractively presented throughout, the property offers charm and comfort whatever the season. The front entrance leads into a lovely hallway with a wide staircase. At the front of the property, two interconnecting lounges on the ground floor have facilities for all ages, and one lounge has a wood burner set within an original inglenook fireplace for cosy evenings during the cooler seasons. The elegant kitchen is well equipped, and an attractive dining room adjacent is ideal for planning the day ahead or a special celebration meal. There is also a handy utility room, and a stylish wet room is a great addition for this ground floor. On the first floor, there are three spacious and attractive bedrooms; one with a double bed and en-suite shower room; one with a double bed that leads through to a bunk bedroom and an en-suite bathroom; and one with twin beds that can be made as a super-king bed on request. A family shower room completes the internal accommodation.

Externally there are three separate outdoor spaces encompassing a fully enclosed patio with a fantastic hot tub, a small enclosed front garden and an elevated lawn garden which also offers lovely hillside views. The grounds hold many places to sit and relax, with garden benches, tables, chairs and parasols scattered throughout. There is also a games room on site, where many family table tennis tournaments have been held.

Amazing hosts and an amazing cottage. Couldn't fault anything in the cottage. Bonus of having stables next door which the kids loved going to daily to see the horses. My wife and daughter even had a horse riding lesson. Would highly recommend to anyone looking for a warm and welcoming cottage.

A lovely week spent with family to celebrate our Christmas together. The farmhouse was secluded and quiet. The owners were helpful and attentive towards us. The beds were very comfortable along with super showers! The hot tub was a welcome treat at the end of a cold murky day. Really enjoyed our stay. We really wanted to get away from it all and that's exactly what the farm house offered. House was very clean and comfortable. Hot tub was wonderful , listening to the owls was a highlight. I'm sure we will return very soon.

We loved staying here! Its in the perfect location for walks, beaches and pubs. Its also really, really relaxing with just about everything you could need. The cottage is in a beautiful quite hamlet. The owners were very friendly & welcoming making you feel at home from the start. Very satisfied with our stay & thoroughly enjoyed ourselves . The cottage is well placed to see lots of little gems within easy travelling distance.

Great hosts - always around if needed without being intrusive. Hot tub was a hit, Superb accomodation. Very comfortable, good wi fi, lovely surroundings and horses and Seb the dog all loved attention.

Well what can one say, a fabulous time was had by us all. The accommodation and the owners are first class. After a family poll the hot tub, robes and wet room came out on top. Closely followed by table tennis, horses and wood burner. All set in a wonderful part of the countryside.

This is a very nice house, the welcome by the owners, who live onsite, was exceptional. Not something we've experienced previously. They were on-hand to give us detailed instruction on the hot tub and any other requirements. The house is also very quiet, sitting on a quiet country lane which doesn't see very much traffic at all. A nice spot from wRead morehich to explore the whole area. There's also a nice hillside garden with seating to enjoy outdoor dining accompanied by the joys of nature's birdsong. We had a fabulous week at Lower Dean Farm, despite the poor weather. Perfect location for exploring the countryside, coast and horse riding. Log fire for cold evenings and hot tub for relaxing. Had a fantastic week at the Lower Dean. Tracey and Ashley are so friendly and helpful, we would definitely stay here again. Our youngest son loved seeing Seb every day and even enjoyed getting to know the horses as well. With the peaceful surroundings along with the stunning views. It was amazing, definitely didn't want to leave.
