If your idea of the perfect Lake District holiday is to have magnificent lake views, walks from your doorstep up onto mountain paths, a village within walking distance, and plenty of activities, both on and around the water, then this may well be for you. Here, footpaths lead to the summit of the Old Man of Coniston, giving walkers a panoramic view of the Lake District. A meadow path leads down to the village where there are shops, cafes, and inns, and down by the lake you can hire rowing, sailing, and little powered boats. Here you will also find an array of shops, cafes, and pubs in which to browse, pause for a cream tea or settle down for a long lunch. Take your group out on the water from here too – you can either hire a boat to skipper yourselves or take a tour on an old steamer.

Stepping through the door you will instantly see the amazing transformation of this former barn to a cosy cottage. You will enter the open-plan lounge/kitchen, a welcoming and homely space with wood beams and a wood burner, surrounded by a corner sofa and the Smart TV. On the other side is the kitchen with all you need to create a wonderful meal. You have an electric oven and hob, microwave, fridge/freezer, washer/dryer, coffee machine and dishwasher. Also, there is a separate WC tucked away in the hall. Head on through to the dining room where you can enjoy an evening meal and discuss the day's adventures or even play some games. Head on down the stairs to the lower ground floor where you have the king-size bedroom and two bunk bedrooms. Finally, completing this property is the bathroom with bath, separate shower, and WC.

The garden has a patio area and enough room for your four-legged friends to stretch their legs, and seating to relax and enjoy the amazing views across the valley and to Coniston Water below. There is parking for two cars and a lockable bike storage area. Please note the property is accessed via a steep single-track lane.

We really enjoyed our stay. The owners are on site and very friendly and helpful. The property was immaculately clean, well equipped and set in a wonderful location. Incredibly peaceful, surrounded by fields full of herdwick sheep and with stunning views of either Lake Coniston or the Old man of Coniston from any window yet close to Coniston villagRead moree. Weve just returned from a brilliant time at Bracken Barn. Heathwaite Farm is in a fabulous location, a short walk from the pubs and shops in the village (and a nice steep walk back when youve eaten well!) but feels completely away from it all. The owners were very welcoming and friendly. Unfortunately our washing machine was broken but we were informed prior to arrival by phone and they offered to do our washing for us on several occasions. They couldn't have done any more.

Bracken Barn was perfect for our holiday. The accommodation was spotless, well equipped and the location was stunning with lovely walks nearby. It was ideal for visiting other areas as well. Communication was excellent and Matt was really helpful providing directions before we arrived. A really lovely place to stay for our first visit to the lakes!

Really lovely cottage in a superb location. Owners were keen to ensure our stay was comfortable and were very responsive to any queries. Well equipped cottage. This is a first class, recently renovated cottage in a fabulous position with good views of the fells and glimpses of Coniston. The accommodation is very well heated including an easy to use log burner. Well equipped kitchen including coffee machine and dishwasher. We had a lovely stay at Haithewaite farm. It was clean, comfortable and much bigger than the photos. We could go for beautiful walks directly from the cottage and Coniston was very close. We would highly recommend and will be back.

A lovely cottage with amazing views of the old man of coniston amd to the lakes. Great dog walking on the doorstep, short walk to pubs, fish and chip shop and the town (but back up a steep hill). Really dog friendly. Kayleigh and Matt are both very friendly and helpful.

This is a fantastic property set at the foot of the Old Man of Coniston but within walking distance from Coniston itself. The cottage provides great views of both the Old Man and Coniston Water and whilst the walk back from the village is up a steep hill this is to be expected in The Lakes, and worth it for the quiet location. Heathwaite Farm is in an idyllic location. High enough above the small town to offer wonderful views, but close enough to enjoy the local pubs and take away restaurants in the evening. We had a really lovely stay at Heathwaite Farm. Bracken Barn was perfect for the 2 of us and our dog but also ample space for a family with children (due to bunk bed arrangements). Such a beautiful location with water views and the Old Man of Coniston just behind. A well maintained, comfy, cosy cottage off the beaten track, offering a lovely, peaceful holiday destination. The cottage is well equipped and beautifully clean when we arrived. Stunning views of the lake and The Old Man of Coniston. Perfect location for walkers. Lovely host.
