The impressive house sits in 1.5 acres of land, and overlooks Portmore golf course. The house is just a short distance from the North Devon Road Link, providing you and your family with the perfect base for exploring this beautiful part of England. If you’re a group of beach lovers, Instow estuary beach can be accessed with a short drive or cycle on the Tarka Trail. Westward Ho! Croyde, Saunton and Woolacombe are also nearby, and offer excellent beaches and surfing facilities. Historical Barnstaple is also close, and offers a range of leisure facilities, including an indoor swimming pool, theatre and cinema in case the sun fails to come out.

The manor house offers 10 bedrooms; on the first floor is 1 double bedroom with en-suite shower and WC, 1 king-size with a balcony overlooking the lawn, a dressing area and en-suite shower with WC, 1 twin, with additional pull-out trundle bed with en-suite shower and WC, 1 king-size with separate bunk area, a balcony overlooking the lawn and en-suite bath with WC. The East Wing has 1 king-size bedroom with a day bed and en-suite shower with WC, 1 twin, 1 double with sofa bed, TV and wall mounted fireplace. On the second floor there is 1 double with en-suite shower over bath and WC, 1 super king-size with en-suite bath and WC, 1 single with extra pull out bed. There is one bathroom with walk in shower and WC, and a separate WC downstairs. The lounge, which has an open fire (first basket of logs included), wall-mounted smart TV/DVD, large comfortable sofas and views of the garden. There is also a drawing room with formal seating, for anyone wishing to relax in grandeur surroundings and a small library in the inner lobby with seating. There is a conservatory, and the dining room can seat up to 24. If you decide to stay in and cook, the well equipped kitchen has everything you need to provide everyone with a tasty meal: large range-cooker, AGA, dishwasher, fridge/freezer and coffee maker. The utility room has a washing machine, tumble drier, microwave and extra dishwasher. There is also a games room in the house, which has a pool table, bar, wall-mounted smart TV Xbox 360 with games and Bluetooth surround system. New for 2019 – Cinema Room with 65” 4K HD TV, Blue Ray Player and Surround Sound System.

Outside there are extensive gardens with a lawn area, garden furniture and excellent BBQ hut with seating. There is also a 9 person hot tub, 16 mountain bikes available to use free of charge, outdoor play equipment and two separate areas for a trampoline and table tennis.

There is additional accommodation available to book which sleeps 7 people. It has 2 doubles, 1 twin, 1 single, 1 bathroom, 1 shower room, 1 extra WC, fully fitted kitchen/ diner with table and seating for 7 and living room with sofas, HD TV and DVD player. If you do require this additional accommodation then it will not be rented separately to ensure your party's privacy. Any guests have exclusive use of the whole estate.

I had an amazing time celebrating my birthday with 20 of my friends at Portmore Grange. The house had everything you could wish to have a brilliant time, The pub cinema room and hot tub really made our stay so enjoyable, we didn't want to leave!! The bbq pack ordered from the local butchers grattans was really good Value for money and very tasty. Excellent house for a large family gathering. In our case 8 adults and 8 children. Brilliant gardens for the kids and a great hot tub used throughout the holiday by all. Other facilities - cinema room and games room/pub were also a boon, particularly as it was unseasonally wet. During the dry spells the badminton and croquet were well used. Fabulous house with stunning gardens perfect for our long awaited girls school reunion (45 years)! The location is perfect for exploring the Tarka Trail, Saunton Sands and Woolacombe where the sandy beaches go on for miles.

Excellent property for a large family gathering. Both children and adults loved the garden. The garden is very private, sunny and with some beautiful plants. The hot tub was popular, also the BBQ area. The property was well located for us on the edge of Barnstaple. For us, the week's weather was so good that we went to the beach every day and we neRead morever had time for the cinema room or ride bikes. Fantastic house for a large family getaway. We went for a weekend in May. The house is very spacious and has a very well equipped kitchen for a large number of people. We made use of all the facilities, games room, bbq hut, hot tub, well looked after gardens, cinema room, mountain bikes and very large dining room. You could never be bored!!
